The competition held in order to find a forward-looking comprehensive solution for the Luccaranna residential district was won by the architects of KUU with KINO landscape architects, whose broad vision supports, in addition to the creation of a sense of community, also other values important to 21st century citizens, such as closeness to nature and healthy living.

The 10-hectare seaside area of the Luccaranna development consists of 30 buildings and is designed as one architectural whole. The aim is to ensure privacy and luxury in a Kadriorg-like area which is so historically inherent to Estonians, consisting of small quarters of apartment buildings with cars being left at the border of the quarter, thus leaving a green and car-free living environment amongst the buildings.

Luccaranna will carry on the traditions of the former classy Lucca vacation area where the ambience of the district consisting of small private houses conveys a sense of 19th century Kadriorg. It has its own park, beach and its own small quiet streets. The houses are diverse but constitute a cozy whole that blends well with the surrounding environment.

Architecture – The sun, the sea and nature

The positioning of the homes designed by the architects of KUU is well thought through, offering most apartments views in two directions and plenty of sunlight. Most homes have a balcony or terrace, the placement of which takes into account cardinal directions, the sea and park view as well as their mutual overlapping, thus creating partially covered terraces.

Living environment intertwined with nature

At Luccaranna, natural areas alternate between maintained and organized areas and paved walkways. The environment created supports natural diversity as well as the natural life cycle of humans, in fact, the two are connected!

Biodiversity and Estonian seaside flora

Seaside location affects the soil as well as local microclimate and selected plant communities flourish in these conditions. Public areas mostly convey two types of landscape: higher and more isolating reed beds and species-rich blooming meadows with lower vegetation.

Even rainwater is used efficiently at the park areas. To this end, lower areas will be established, enabling rain to gradually infiltrate into the soil, thus supporting natural diversity and offering a more exciting spatial experience.
